A Rare Kind of June in Metro Vancouver

Some months in real estate feel like more of the same. June was a little different, and it's worth talking about why.

According to Greater Vancouver REALTORS® (GVR), home sales rose across every property type compared to the same time last year. That doesn't happen often. As GVR chief economist Andrew Lis put it, broad gains across all home types have been a rare occurrence in recent years.

What does that mean for you if you're thinking about buying or selling? Mostly, it means demand seems to be returning more evenly than it has in a while. Lis described recent years as a sideways market, where some home types moved and others sat still. June looked different.

Still, he was careful not to overstate it. Prices haven't shifted much, he noted, because there have been enough homes for sale to meet the extra demand. He also pointed out that new listings are coming to market at a slower pace, which could start to change that balance over the coming months. As he said, it's still too early to call.

I share this because I think context matters more than headlines. A single month isn't a trend, but it can be an early signal, and it's a good reminder that markets shift gradually before they shift clearly.
